August 2025 3.00Let me start by saying the hotel is beautiful. But. The location is horrible. Tons of dirt road to enter and far from the main area in tulum. Transportation in tulum is expensive so please consider when booking that you’ll need a ride to go EVERYWHERE. The rooms all had a bad scent almost like sewer. We were on family vacation and the place is more so for couples who are wanting a private getaway. Most of the staff was helpful but there was one lady, Carmen who had an awful tone in all her messages and simply wasn’t accommodating. Towards the end of our trip it got worse and it seemed like they just wanted us to leave. We asked for an hour late checkout to accommodate our van picking us up and the response was a harsh no. While we understand policy, their reasoning was because other guests were checking in. Mind you, we had 5 villas. lol. Overall the place was beautiful but we wouldn’t return or recommend.

August 2025 5.00Gorgeous, Peaceful Villa – Just Mind the Roads Positive: I loved everything about this property. It’s new, spotless, and very well-equipped — it even has a washer and dryer. The design is beautiful, the pools are stunning, and the staff is friendly and helpful. Internet worked perfectly, the water pressure was great, and having two AC units (in both the living room and bedroom) made the stay very comfortable. It’s absolutely worth the money, especially if you have a car. Just note that it’s far from the beaches, and the neighborhood is still under development — there are no paved roads yet, so if you use a bike, expect some dust. The yard was lovely and private, making it a peaceful place to relax. Negative: The only downside was the access roads. They’re unpaved and dusty, and Google Maps initially sent us down the roughest route at night, with large rocks sticking out of the road — we got minor damage to our car. There is a smoother road you can take, so I recommend arriving in daylight and checking the best route in advance.

A special thank you to Carmen — she was absolutely amazing, always available and super responsive to anything we needed. Everything went smoothly thanks to her. I highly recommend this place for anyone looking to enjoy a calm and stress-free stay in Tulum!
